POSITION: Field Construction Manager (Field CM)
CLIENT: AWS Data Center Global Services
PROJECT: IAD534-537 Region Builds (Build IDs: IAD534, IAD535, IAD536, IAD537)
LOCATION: Frederick County, MD (Onsite M-F, 8:00 AM - 5:00 PM)
ENGAGEMENT: 12 months starting 05/11/2026
COMMITMENT: Full-time, hourly, distributed across 4 builds
REPORTS TO: AWS Construction Manager / CMS Sr. Construction Manager
ABOUT THE PROJECT
Four AWS Optimized Data Center (OPTDC) Build-to-Suit hyperscale data center builds in Frederick, MD. Phase 1 construction starts run May 2026 through August 2026; substantial completions run October 2026 through January 2027. Construction is delivered under a GMP contract with a GC functioning as Construction Manager at Risk. The Field CM is the boots-on-the-ground owner's representative across the four builds, working in close coordination with the CMS Sr. CM.
ROLE OVERVIEW
The Field Construction Manager is the day-to-day eyes and ears of AWS in the field. You will track GC deliverables, monitor field conditions against design intent, surface quality and coordination issues quickly, and produce weekly reporting that gives AWS clear visibility into onsite activity. You will not supervise AWS employees or other AWS contractors and will not have authority to direct GC means and methods.
KEY RESPONSIBILITIES
Document Review & Tracking
- Review construction documents, contracts, and work orders in detail
- Track GC deliverables; monitor delivery and notify AWS CM and project team of items past due or needed earlier than indicated
- Identify, document, and communicate constructability issues; assist AWS CM in driving timely resolution
- Identify and track issues and risks inherent in the design
Scope & Coordination
- Assist in scope reviews with the GC and owner to establish mutual understanding of deliverables
- Assist or lead efforts to establish utility connection point details, ownership of Owner Furnished - Contractor Installed (OFCI) equipment tasks, and turnover requirements
Project Correspondence
- Monitor RFIs, submittals, and administrative deliverables including processing times, reviews, and resubmissions
- Identify overdue items and roadblocks; facilitate resolution
- Compare plans and representations to actual field conditions; identify and communicate issues; provide technical input to AWS and track resolution
- Identify, communicate, and track risks to schedule, cost, and quality
Meetings
- Attend project-related meetings onsite and virtually
- Review minutes for discrepancies or missing details and develop comments
- Coordinate with AWS attendees to provide a unified response to contractors and consultants
- Facilitate meetings, prepare agendas, and prepare minutes as requested
Field Monitoring
- Identify quality, scheduling, and coordination issues; document and promptly communicate to AWS and the contractor
- Review GC daily reports for accuracy and completeness; provide written responses and resolve discrepancies
- Coordinate visits, meetings, and other activities involving AWS consultants
Weekly Reporting
- Bullet-point narrative of onsite activity and significant events
- Progress on current activities and toward milestones
- Issues and risks
- Additional updates on daily activity and specific events as requested
Closeout
- Review closeout requirements and coordinate delivery from GC and other vendors
MINIMUM QUALIFICATIONS
- BA in engineering, architecture, or construction management AND 5+ years of post-graduate construction management experience on similar projects
- OR 10+ years of documented experience on relevant commercial, institutional, or public sector construction projects (in lieu of degree)
- Capable of using ladders, scaffold, and other jobsite aids in compliance with GC and OSHA safety requirements
- Resume subject to AWS review and acceptance
PREFERRED QUALIFICATIONS
- Prior field experience on hyperscale data center, mission critical, or large industrial projects
- Familiarity with Procore RFI, submittal, and inspection workflows
- Prior owner's representative experience
AUTHORITY LIMITS (IMPORTANT)
- No authority to supervise AWS employees or AWS contractors
- No authority to direct GC means, methods, techniques, sequences, or procedures
- No authority to engage in change agreements or POs
- All change requests received from other parties must be promptly communicated to the AWS CM
WORK ENVIRONMENT & TOOLS
- Onsite, Frederick County, MD; M-F 8:00 AM - 5:00 PM
- Dedicated workspace in AWS office trailer (desk, chair, plan table, monitor, internet)
- File sharing via AWS WorkDocs and Procore
- Project meetings and messaging via Amazon Chime only
- Position is fixed staffing - rotating coverage is not permitted

- AWS Personnel Suitability background check
- AWS Confidentiality Agreement execution
- Amazon Code of Conduct and Supply Chain Standards compliance
- No interaction with government officials regarding the project
