POSITION: Owner's Representative Construction Manager - Data Center (Owner-Side)

LOCATION: On-site, Madison County / Jackson, Mississippi
ENGAGEMENT: Full construction and closeout duration; comp per offer/SOW

ABOUT THE ROLE
Owner-side (owner's representative) construction manager protecting Amazon's interests on an active hyperscale data center build. You administer Amazon's contract with the General Contractor from construction through closeout, enforcing the Construction Contract so the GC delivers a high-quality project on schedule and at the lowest reasonable cost. You coordinate the Project Team (GC, separate contractors, base-building/site developer, and OFCI suppliers), keep Amazon ahead of every decision it must make, monitor safety and quality, and drive the project through the Handover-to-Commissioning (H2C) and Substantial Completion milestones. You represent the owner's best interests at all times.
You do NOT direct the GC's means, methods, or sequencing; you do NOT approve the quality of the construction/design work; and you do NOT have authority to authorize costs, confirm milestone achievement, or interact with government officials (per Amazon's scope of authority).

WHAT YOU WILL DO
- Administer and enforce Amazon's Construction Contract with the General Contractor through construction and closeout
- Advise Amazon on the Construction Contract and related matters, including change orders, payment applications, and decisions/approvals required of Amazon; flag decisions early so the schedule is never affected
- Coordinate the GC, separate contractors, base-building/site developer, and OFCI suppliers; prevent scheduling conflicts and interference among the Project Team
- Find acceleration opportunities (overtime, resequencing) and coordinate to mitigate potential schedule delays
- Advise Amazon on the schedule implications of proposed changes per the Model Change Management system; review GC method statements for completeness
- Verify and report GC receipt of OFCI delivered to site
- Monitor GC and Project Team health-and-safety compliance; immediately report all safety incidents to Amazon
- Review third-party inspection reports and verify issues are fully resolved
- Maintain access-request schedules with the GC; help resolve site access issues
- Support the Commissioning Phase: ensure offsite/on-site testing is completed and documented in time for the Handover-to-Commissioning milestone, attend morning and evening testing sessions, and drive the Commissioning Issues Log
- Participate in weekly project meetings and site walks; establish reporting, correspondence, and distribution procedures between Amazon and the Project Team
- Maintain snagging/punch, close-out, and issues lists; publish status by the close of business each Monday
- Check that statutory/planning approvals, permits, and fire-officer approvals are obtained on schedule before work starts on site

MINIMUM QUALIFICATIONS (non-negotiable)
- Senior construction manager with direct OWNER'S-REP / owner-side experience administering a GC contract on large, complex construction
- Construction contract administration: change orders, payment applications, RFIs, submittals, and method-statement review
- Schedule and cost oversight from the owner's chair (able to challenge a GC schedule and drive recovery), plus quality and safety monitoring
- On-site presence in Madison County / Jackson, MS for the duration (weekly site walks and commissioning attendance are on-site)
- Clear written communication and disciplined reporting (weekly issues/close-out status)

STRONGLY PREFERRED
- Data center, mission-critical, semiconductor, or large industrial/commercial construction
- Hyperscale owner's-rep experience (AWS, Google, Meta, Microsoft, Oracle) or owner-rep/PM consultancies (Turner & Townsend, Cumming, MGAC, JLL PDS, Hill, Linesight, Faithful+Gould)
- Commissioning coordination and Handover-to-Commissioning / integrated system testing exposure
- Procore; OFCI/CFCI procurement coordination; milestone-driven delivery (NEA, H2C, Substantial Completion)

NICE TO HAVE
- Prior AWS or hyperscale data center project experience
- PE, CCM, or PMP
- Familiarity with Amazon's Model Change Management and owner-side reporting cadence
